Scope is the part of the agreement that matters most. Here is how we separate a repair from a full replacement, and what changes when we open up a roof and find rot underneath.
A replacement starts with a tear-off down to the plywood sheathing, never an overlay nailed over old shingles. When we find rot or decay in the decking, that plywood gets replaced before anything goes back down.
We set self-adhered ice and water shield along valleys and eaves, roll synthetic underlayment across the field, and fasten shingles with ring-shank nails. Work starts at the starter course and climbs in staggered courses.
A recover is sometimes possible, where we add a new layer over the existing roof. It saves a disposal fee, and it only makes sense when the old roof is flat, dry, and sound.
Estimates are free and written line by line, so labor, material, and disposal show up as separate numbers instead of one lump figure. We do not ask for a deposit before you have that document in hand.
Our workmanship warranty covers how the roof was installed. The manufacturer covers the material itself. Those are two separate documents, and you should keep both in your files.
If a shingle lifts because a nail was overdriven, that is on us and we come back to fix it. If a shingle fails because of a defect in the material, the claim runs through the product warranty instead.
Warranties do not cover a fallen limb, foot traffic, or a storm that lifts shingles past their wind rating. We will still mend that damage. It is a billable repair rather than a warranty call.
We carry general liability coverage and workers' compensation, and we can send a certificate before work starts. That matters if a crew member is injured on your property or a ladder clips a gutter.

We document the storm date, photograph the damage, and write a line-item scope your adjuster can review. We can meet the adjuster on site. The policy and the payout stay between you and your carrier.
